Real Estate Department (Royal Charter Properties, Inc.)

Mission Statement

The professional employees of NewYork-Presbyterian Hospital's Real Estate Department are dedicated to providing the Hospital's staff, visitors, and guests the highest quality of customer service in its housing and parking accommodations. Under the umbrella of Royal Charter Properties, Inc. the staff strives to enhance the value of the real estate assets and investments that contribute to the hospital's fiscal wellbeing.

Overview

As presently organized, each campus has it own management staff, responsible for the day-to-day housing and parking concerns. The Department oversees the residential and commercial properties for both NewYork-Presbyterian/Weill Cornell (68th Street & York Ave.) and NewYork-Presbyterian/Columbia (165th St. & Ft. Washington Ave.) sites as well as the garages that serve our employees and visitors at both locations.

Phipps Houses Services, Inc.(PHSI) is contracted by NewYork-Presbyterian Hospital (NYPH) Real Estate as the managing agent for both campuses to maintain the residential and commercial properties.

Rapid Park Industries, Inc. and Central Parking Corporation are also contracted by NYPH Real Estate to manage and oversee the garage operations at the East and West Campus, respectively.

Each Campus offers on-site daily parking accommodations for patients and visitors and monthly parking accommodations (limited availability) for staff.

Housing

Both Real Estate offices facilitate the housing needs for its full-time employees, (primarily those physicians and nurses who are required to be on campus for their direct involvement in administering patient care). Hospital housing is also offered, on a limited availability basis, to all full-time employees.

In addition, the Real Estate Department owns and operates a 96-room guest facility in the Helmsley Medical Tower on the East Campus for patients and visitors. For further information about the Helmsley Medical Tower, please

Housing for NewYork-Presbyterian/Weill Cornell (East Campus)

NewYork-Presbyterian owns and leases approximately 1,600 residential apartments located adjacent and in close proximity to the East Campus on the Upper East Side of Manhattan (primarily a residential neighborhood). Our buildings are within walking distance of Central Park and the East River Promenade, and to all types of stores and restaurants in the neighborhood. We are also convenient to mass transportation (the Lexington Ave. subway line, uptown, downtown and crosstown buses). For car travel, the FDR Drive offers easy accessibility to and from the East Campus to the West Campus and out of the city.

All full-time Hospital employees are eligible for Hospital housing, which is assigned on a priority basis, dependent upon employee's job responsibility. All personnel, when applying for housing, must show authorized documentation regarding employment, or have their employment status verified by Human Resources. Incoming House Staff residents are mailed their housing applications, but for all others, applications are available at the Housing/Parking office located at 435 E. 70th Street, 1st floor.

In addition, the Real Estate department has a special arrangement with local residential real estate brokers (Douglas Elliman) that assists Hospital employees who want to rent apartments outside the Hospital complex. Our arrangement with these local brokers calls for a discount on the broker's fee and specialized individual attention. It should be noted that the brokers' expertise expertise covers the entire NYC metropolitan area.

Housing for NewYork-Presbyterian/Columbia (West Campus)

NewYork-Presbyterian owns approximately 950 residential apartments located adjacent and in close proximity to the West Campus, which is at 165th Street and Ft. Washington Ave. in the Washington Heights section of Manhattan (northwest tip of Manhattan).

Washington Heights is primarily a residential neighborhood, within walking distance to both Riverside and Highbridge Parks and all types of stores and restaurants on Broadway. It is convenient to mass transportation (A, C, 1, 9 subway lines, uptown and downtown buses). For car travel, the George Washington Bridge (less than a mile from the Hospital) offers quick access to New Jersey and upstate New York.

All full-time Hospital employees are eligible for Hospital housing. All personnel, when applying for housing, must show authorized documentation regarding employment, or have their employment status verified by Human Resources.
